What does a buyer's agent do for me in Bakersfield?

A buyer's agent represents only your interests: finding the right home, pricing it against recent sales, negotiating price and concessions, and managing inspections, appraisal and escrow through closing. In a market where homes are sitting longer, the negotiating part is where most of the value is.

How much does a buyer's agent cost?

Buyer's agent compensation is negotiable and is written into your buyer representation agreement as a percentage, flat fee or other agreed amount. In many Bakersfield purchases, some or all of it is paid by the seller through the transaction or a seller concession, which we can ask for in your offer. I'll walk you through the options before you sign anything.

Do I have to sign a contract with a buyer's agent in California?

Yes. Since January 1, 2025, California law (AB 2992) requires a written buyer-broker representation agreement no later than when you make an offer, and MLS rules require one before touring homes. The agreement can last no more than three months, and any renewal must be in writing. You are never locked in long-term.

Is now a good time to buy a home in Bakersfield?

Homes are taking longer to sell, price reductions are more common, and many sellers and builders are offering concessions. How much are closing costs for buyers in Kern County?

Buyer closing costs in Kern County commonly run about 2% to 5% of the purchase price, depending on your loan type, lender fees, prepaid taxes and insurance. Sellers can pay part of these costs through a concession, which is easier to negotiate in today's market.

Are there first-time home buyer programs in Bakersfield?

Yes. California's CalHFA offers down payment and closing cost assistance for eligible first-time buyers, and FHA, VA and USDA loans allow low or no down payment for those who qualify. A local lender can tell you which programs fit your income and price range; I can connect you with several.

Should I use my own agent for a new-construction home?

Yes, and bring them on your very first visit. Many builders require your agent to register you at the first visit, and the builder's sales staff represents the builder, not you. Your own agent can compare incentives across builders and negotiate upgrades, closing costs or rate buydowns.

What is a rate buydown and can I get one?

A rate buydown is money paid upfront, often by the seller or builder, to lower your mortgage interest rate either temporarily or for the life of the loan. In a slower market, asking the seller to fund a buydown can save you more over time than a small price cut.
